Selling tips:

1. Hire an Escrow Company, they can help to ensure all contingencies are met and help with the overall process. Once purchase agreement is signed and earnest money deposit made. Give this information to the escrow company.

2. Remove personal photos, so buyer can put themselves there instead.

3. Get rid of clutter. Remove clutter from counters, dressers, and tables.

4. Buyers are buying square footage. Too much furniture makes your home look small. Less is more.

5. Appeal to the senses:
	Smell	Bake Cookies	Allow Buyers to eat in their kitchen.
	Sight	Add Mirrors	So Buyers can see themselves in their home.
	Hear	Soft Music	Light jazz. Make sure sound is low.
	Touch	Fresh Flowers	Gives a sense of touch, even if the Buyer doesn't touch the flowers.

6. Make sure you list your home at a fair market price. Over priced houses will not sell. Get a free market analysis. Many realtors are available for this service. Can also get information from home appraiser's office.

7. Work up flyers so Buyers can take with them.

8. Ask Buyers to sign-in and leave contact information. Call everyone.
